Boyana Residence

A luxury single-family villa in the Boyana district of Sofia. The project features three levels with panoramic Vitosha views, an underground garage for 4 cars, a landscaped garden with pool, and a modern smart-home system. The facade combines natural stone with aluminium panels for a clean, contemporary look that blends with the natural surroundings. Boyana Residence is designed as a contemporary single-family villa that maximizes its unique location on the southern slopes of Sofia. The architectural concept is based on horizontal lines and open spaces that provide continuous visual contact with the mountain. The three levels are functionally divided: a semi-underground garage and technical rooms, a living area with kitchen, dining room and terrace on the first level, and bedroom zones on the second level. The structure is reinforced concrete with a frame-beam system, providing flexibility in plan solutions. The facade combines natural limestone with thermally insulated aluminium panels. The building is equipped with a geothermal heat pump for heating and cooling, solar panels and a rainwater harvesting system. The integrated KNX smart-home system controls lighting, climate, security and multimedia.
